Plumwood Estates lots being offered

High-end homes are something North Fort Myers is lacking. However, a new community is moving in near the river that will help fill that gap, however slightly.

The offering is Plumwood Estates, a gated waterfront site consisting of five oversized waterfront lots along the Caloosahatchee River with views of downtown Fort Myers.

On Friday, there will be an unveiling event from 4:30 to 7 p.m. at the site located at the end of Seafan Circle presented by the listing agents, the Cloutier team at Priceless Realty, with food and beer trucks, music giveaways and more.

Co-sponsors include Nancy Tracey of First International Title for title and closing needs, Mario Walguarnery of Target Surveying, Don Mosby District Manager of Fidelity National Title, Michael Tessmer of Fairview Lending.

"These are large lots, not your typical Cape Coral sized ones. Two of them are more than 1.5 acres," said Kevin Cloutier of Priceless Realty, who lives next door to the proposed community. "You're so close to the action, but far enough away to not get the noise. You can be downtown in a couple minutes."

There are four lots remaining, and each lot will include a boat slip at the end of a custom pier for direct access to downtown Fort Myers and the gulf.

The lots start in the $650,000 range, with the largest being over $900,000. The homes, which will be two stories, will be a minimum 2,500 to 3,000 square feet. Cloutier said the homes will likely go from $1.2 million and up.

Blacksand Construction will be the contractor, while Titsch + Ko Architects will answer any questions potential buyers may have on these two-story, custom-built plans.

Each home will feature a two-story custom plan to take advantage of the views, lot contours and designed with customer input.

Plumwood Estates is designed to be a small community. There will be few HOA fees except for the electronic gate, mowing and road maintenance, officials said.

"There aren't many neighborhoods like this. There's Buttonwood, but some of those homes don't have water views. They have higher HOA fees and there are more houses," Cloutier said. "This was designed to be different from the norm. Not much fuss is made about five homes, but you would think there would be 70 lots there."

Cloutier said he expects these four lots to go quickly.

To get to Plumwood Estates, from Hancock Bridge Parkway head south one mile on Orange Grove Boulevard and take the left onto Seafan Circle all the way to the end.
